Exterior Appointments

  • All home front entry doors are custom-made, 6’x 8’ for double door entries and 4’x 8’ for single door entries.
  • White Fascia and Soffit are made of poly/wood board which is weather and vermin proof - a sample is provided. This will never require painting.
  • Exterior wall finish is an elastomeric architectural finish which is crack-resistant, has the benefit of the colour being integral, the exterior never fading, bleeding or needing painting. It is superior crack-resistant, water-barrier protected and comes in decorator colours (samples to be provided).
  • The exterior windows are single hung of white aluminum and locally made by Bahamas Aluminum with Bahama Shutters in white. An upgrade of hurricane resistant windows by T.M. with “Tuscany” muntins with no shutters have been priced as an extra for each home and are Dade County approved.
  • All garage doors are provided by Clopay and are Dade County approved.

Interior Appointments

  • Crown moulded 9-ft ceilings.
  • Travertine or porcelain 16” or 17” inch tiles throughout the home (samples to be provided).
  • Open, gourmet type kitchens with cabinetry, laundry rooms and bathrooms made of solid maple with Silestone countertops (colour samples of the stains and the Silestone will be made available).
  • Energy-efficient central air units are installed in each home.
  • Blow-in insulation has also been included to keep electricity bills at a minimum.
  • All appliances are Whirlpool or equal, and all stainless steel. Floor plan indicates which appliances are to be provided for each model.
  • Washers and dryers are Whirlpool brand and come in white.
  • Each home is equipped with a kitchen reverse osmosis unit under-the-counter model to accommodate ice and water for the refrigerator, and of course for general use.
  • A Jacuzzi tub will be installed in each master bath, and each shower enclosure will be “frameless”.
  • Showers will have a “rain-shower” head with an adjustable hand shower.
  • An attic stair will be installed for access to the (insulated) attic, as well as a designated area decked out in the attic for additional storage.
  • All closets will be designed by a reputable closet company for maximization of space.
  • All interior doors will be 7’ and paneled.
  • All light fixtures are included, recessed in most rooms and hallways, fans in all bedrooms and family rooms, hanging lights on exterior front entry and stair landings, dining room chandeliers, exterior wall lights at garages, family and utility entries
